Below lists some of the services we provide at Millas Heating & Cooling LLC 
Note: We service and install all makes and models.
  1. Oil Boiler Tune Up (Recommended Annually)
    This service includes the following: - replacement of nozzle, fuel filter and pump strainer - vacuuming of flue connector and boiler passes - check pump/motor coupling - check fuel pump operating pressure - check primary control safety mechanism/ cad cell resistance - check all fuel connections - check all electrical connections - check hydronic pressure and test system circulators/zone valves - check for any water leaks - check all vents - perform combustion test to ensure proper system operation
  2. Condensing Gas Warm Air Furnace Tune Up
    (Recommended Bi-Annually) - Removal and cleaning of all burner tubes - Clean all manifold orifices - Clean/inspect flame sensing rod - Check/inspect hot surface igniter - Check/inspect heat exchangers - Check all condensate tubes- Check/test condensate pump - Bleach condensate pump/ inspect condensate discharge line - Check all proving tubes - Check/test fan control - Check/test limit control - Check blower fan blades for any debris build up (removal of blower for cleaning not covered under tune up) - Perform combustion test to ensure proper system operation
  3. Oil Warm Air Furnace Tune Up (Recommended Annually)
    This service includes the following: - replacement of nozzle, fuel filter and pump strainer - vacuuming of flue connector and furnace cleanout passes - check pump/motor coupling - check fuel pump operating pressure - check primary control safety mechanism/ cad cell resistance - check all fuel connections - check all electrical connections - check blower fan blades for any debris build up (removal of blower for cleaning not covered under tune up) - check blower belt ( if applicable ) - check fan control operation - check fan limit safety - check heat exchanger for leaks/cracks - perform combustion test to ensure proper system operation
  4. Condensing Wall Hung Boiler Tune Up
    - Determined by manufacturer specified annual preventative maintenance procedures
  5. Atmospheric Gas Boiler Tune Up (Recommended Bi-Annually)
    - Removal and cleaning of all burner tubes - Clean manifold orfices - Clean/inspection of thermal coupling - Clean pilot tube/pilot orifice - Vacuum flue connector and burner chamber - Check flue damper (if applicable ) - Check all electrical connections - Check inlet/manifold gas pressure - Check hydronic pressure and test system circulators/zone valves - Check all vents - Check for any water leaks - Perform combustion test to ensure proper operation
  6. Steam Boiler Tune Ups
    All of what is covered under gas or oil boiler tune up plus: - Flushing of boiler water - Chemical treatment of boiler water - Removal and cleaning of pig tail on pressure safety control - Test/Flush low water cut-off - Test auto feed (if applicable)
  7. 80% Gas Warm Air Tune Up (Recommended Bi-Annually)
    - Removal and cleaning of all burner tubes - Clean/inspect flame sensing rod - Clean/inspect hot surface igniter - Vacuum flue connector and flame tubes - Clean burner tubes - Clean manifold orifices - Check all electrical connections - Check/test all safety devices - Clean all proving tubes - Check/test fan control - Check/test limit control - Check blower fan blades for any debris build up (removal of blower for cleaning not covered under tune up) - Check blower belt ( if applicable ) - Check inlet/manifold pressure - perform combustion test to ensure proper system operation
  8. Wall Hung Domestic Hot Water Heater
    - Flush domestic coil on water heater - De-scale domestic coil with chemical acid de-scaling agent or all natural vinegar de-scaler - Bleach condensate pump - Inspect condensate discharge line - Test system operation and hot water temperature to ensure proper operation (When applicable: any manufacturer specified annual preventative maintenance procedures)

AC/Heat Pump Tune Up
(Recommended annually and/or bi annually depending on the application and/or location of equipment)
Note:
     Air conditioning systems are frequently ignored due to the lack of knowledge of the importance of regular preventative maintenance required by your equipment. The outdoor condensers are subject to constantly changing weather conditions which put a lot of stress on the units. Constant build up on the outdoor coil from pollen and lawn clippings can wreak havoc.  Build up on the condensing and evaporating coils can cause poor heat transfer and put extra stress on the compressor causing your equipment to run less efficiently and reduce the overall life span of the equipment. The indoor evaporator coil can be hindered by debris such as dust, pet hair and mold. 
 
All of these small things can add up to trouble if they're not addressed routinely. Here is a list of some of the common tune up practices we follow at Millas Heating & Cooling LLC.
 
- Removal of condensing fan motor and fan blade (typically the top of the unit)
- Clean compressor area inside condenser (removal of any debris)
- Clean electrical compartment (outdoor unit)
- Chemical treatment of indoor and outdoor condensing and evaporating coils
- Check blower on indoor unit for any debris build up
  (removal of blower for cleaning not covered under tune up)
- Check all electrical connections at indoor and outdoor unit
- Check refrigerant charge via superheat or sub-cool
- Test to ensure proper system operation
